It’s really cool to see the big names migrating to Vegas.”

Why is the current owner looking to sell? “They have properties in multiple states and will be spending more of their time on the East Coast,” he says. “Given the properties that we have sold at that price point, I would say the next buyer would be someone maybe from California or out of state. It would be buyers who are probably looking to take advantage of the state income tax benefit.”

As for it being a primary or secondary residence? “My best guess is it would be a second home,” Sherwood says. “That’s a big part of Discovery Land Company. I could also picture someone buying it as a primary residence and escaping for a few months to Cabo or Portugal.”
